2012 Canton Market Report for Condominiums

My previous market report focused on single family home sales in Canton.  Here is a look at condo sales in Canton for 2012.

In 2012, there were a total of 77 condominiums sold in Canton.  The lowest priced condo sold for $56,000.00 and the highest priced one sold for $450,000.* The average sales price for a condominium in Canton for 2012 was $252,016.00. 

How does that compare to condo sales in Canton over past years?  

Total number of condo sales for 2012 was up over 2011, which saw only 64 condominium sales in Canton.  However, compared to the past five years, the total sales are not as high as in 2009.  As I tell many buyers, condos tend to be the first to get hit when the market drops and the last to recover.  Still, condo sales in Canton have not dropped off and have held steady over the past few years. The first chart attached shows condo sales for the past five years.

Prices have held steady for condominiums in Canton over the past few years as well. The average sales price for 2012 was down only slightly from 2011 which saw an average sales price of $255,703.00.  The past three years show prices hovering around the same amount.  While not recovered to the high of 2008, they are up from the low of 2009. The second chart attached shows condo prices for the past five years.

Condos offer a low-maintenance lifestyle for busy professionals, families and empty-nesters.  There are many condominiums for sale in Canton that have two or three bedrooms and access to outdoor space, making them good options for a variety of buyers.
