Canton First Quarter 2013 Real Estate Market Report

How did May arrive so soon?

Last month flew by as we are all so busy but it is not too late for a look back at the real estate market in Canton for the first quarter of 2013. 

From January 1, 2013 - March 31, 2013, there were 29 single family homes sold in Canton*, with a low price of $180,000.00 and a high of $805,000.00.  The average sales price was $458,047.00.  The first chart shows the breakdown of the price ranges for the first quarter of 2013 in Canton.

Winter is traditionally a slower time of year in the real estate market. However, the total number of closings during this time period is up from the same time period in both 2012 and 2011 and way up from 2009. First quarter 2010 showed a higher number, but that was the year of the first time homebuyer tax credit. The second chart attached shows the total sales for the first quarter of the year over the past five years. 

Prices show more variation over the years.  The one thing about home prices is that one oddly priced home can throw things off.  During the first quarter of this year, Canton saw a home sell for $180,000, which is quite unusual.  On the other hand, first quarter of 2011 saw a $1.2 million sale, which, while more common than $180,000 is also not an every day occurrence.  The third chart attached shows home prices in Canton for the first quarter over the past five years.

Homes are moving quickly in the current market. Inventory is down and there is much competition for well priced homes in good condition.
