Canton Market Report for January 2012

Everyone wants to know.....what is the real estate market going to be like in 2012?  

Remember, all real estate is local. So, let's take a look at the real estate market in Canton for January 2012.

In January 2012, there were 7 single family homes sold in Canton, with a low price of $282,000 and a high of $855,000. The average sales price was $480,857. For the same month in 2011, there were six homes sold with a low of $150,000 and a high of $600,000.  

January is not traditionally a busy month for real estate. The chart attached shows home sales in Canton in the month of January for the past five years is pretty much the same over this time period.

Even more interesting are the average sales prices for January for the past five years. The chart shows that prices are fairly steady, with some fluctuation, and heading up at least 2012 compared to 2011. Prices seem to be holding steady in Canton. 

With the relatively mild winter we have had this year, the spring real estate market is starting early. I have had many inquiries from buyers who are getting everything in order to be ready to buy this spring. New properties are starting to come on the market and there are a number of homes pending.  

If you are thinking of buying or selling this spring, the time to prepare is now...spring seems to be almost here.
