February 2013 Market Report for Canton

Summary of the real estate market for February 2013.

It's been a busy month and I'm a little late in posting this but let's take a look back at Canton Real Estate Market for the month of February!   

In February 2013, there were only 4 single family homes sold in Canton MA*, with a low price of $290,000.00 and a high of $805,000.00.  The average sales price was $500,000.00.   

Winter is traditionally a slower time of year in the real estate market. While the attached chart shows that this February shows the fewest number of sales for the month of February over the past five years, I am not concerned that it marks a trend for the Canton real estate market.

First, the January 2013 market reportshowed the highest number of sales for that month in five years. Secondly, the low inventory is also keeping sales down.  All those January sales resulted in not much left to be sold for February.
Finally, the past few weeks saw a variety of new listings hitting the Canton Real Estate Market.  Many of those went under agreement within days of being listed.  I suspect strong March and April sales figures.

Buyers who are looking to buy a home in Canton MA in 2013, the time to prepare is now.  Homes are selling fast so you need to be ready to go if you find the home you like.
