Market Report for April 2012

Summary of the real estate market for April 2012.

The 2012 spring market has been a busy one in Canton. 

For the period April 1, 2012 - April 30, 2012, there were 16 single family homes sold in Canton MA*.  The lowest priced home sold for $209,000.00 and the highest priced home sold for $892,500.00, for an average sales price of $409,844.00.

In the same period in 2011, there were only 9 single family in Canton. The lowest priced home for April 2011 was $260,000.00 and the highest price home sold for $1,125,000.00.  Not surpisingly, the average sales price for April 2011 was higher at $541,500.00.

Attached is a comparison of single family home sales in Canton for the month of April. You can see that April 2012 saw the most home sales compared to the same month over the past five years.

Those numbers reflect what Canton real estate professionals have been seeing on the ground.  The market has seen an increase in activity in recent months.

However, with 93 single family homes currently listed in Canton, priced from $239,000.00 to $1,600,000.00, there are still many options for those buyers looking to buy a home in Canton this spring.  And, interest rates remain at historic lows, making it an attractive time to buy.
